The situation
PathWest needed a new pathology collection centre built out from a vacant tenancy in Ellenbrook, to a specific prototype design and delivered on time. The building had occupied residential tenancies directly above, so noise management and careful scheduling were non-negotiable from day one.

The challenge
Two things required active management throughout.
First, the residents above. Noise levels had to stay within acceptable limits during the entire build, in a mixed-use building with no shutdown option.
Second, an NBN cable struck during floor chasing that hadn’t shown up in the pre-works scan. Reported, investigated, and resolved, but it reinforced the need for contingency thinking on every live-site build.
How we approached it
We completed the full fit-out in line with PathWest’s prototype design, keeping noise within acceptable limits throughout. When a delay to the occupancy permit arose from a fire detection system issue the client couldn’t resolve, we raised a variation to subcontract the fire test and keep the project moving.
Delivered on time. PathWest had their Ellenbrook collection centre open and operational as planned.

Partitions, joinery, plumbing, electrical, painting, floor preparation, fire detection coordination, and occupancy permit management.

Waste managed carefully throughout, skip bins barricaded at all times given the exposed site location away from the main shopping area.

Delivered on time. PathWest Ellenbrook collection centre fully operational from day one. Very satisfied client.
