The situation

Yokine Primary School needed a universally accessible toilet and shower constructed within an existing underused communications storeroom. Half the room would become a fully compliant UAT, the other half would remain as functional comms storage.

The scope included ACM removal, demolition, new stud walls and plasterboard ceiling, waterproofing, carpet and vinyl flooring, wall tiling, new doors, window glazing replacement, mechanical ventilation, data and electrical, hot water unit and plumbing, UAT call assistance, and relocation of an existing Telstra box.

The challenge

The project was running on a live school site, classes going, staff and students present, which meant ACM removal had to be scheduled entirely within the April school holidays. That required tight coordination with the school to make sure no one was on site during high-risk work.

Scope also grew mid-project. The client requested ACM removal be extended into the medical room and adjacent corridor, plus relocation of an existing split air con unit and a soap dish not shown in the original drawings. A variation and a one-week extension of time were raised and approved, and the program was rescheduled around the additional works without losing the original completion date.

Our Process

Deliver

All ACM removal was scheduled during the April school holidays so no staff or students were present. Licensed contractors, air monitoring, and independent clearance certification. Temporary hoarding and barriers created secure work zones during term time for lower-risk tasks.

Secure

When scope expanded mid-project, the program was updated and subcontractors rearranged to absorb the change without losing the original completion date. Multiple trades managed simultaneously by site manager Steve Callahan.

Clean

Full UAT construction, new stud walls, plasterboard ceiling, waterproofing, tiling, vinyl and carpet, new door, glazing, mechanical ventilation, data, electrical, hot water, plumbing, call assistance system, and Telstra box relocation.

Work

Clear signage maintained throughout to keep normal school operations running safely around the work zones during term time.

Handover

Delivered on time. Functional UAT and shower handed over ready for immediate use. Full documentation provided at practical completion.

Original completion date met despite scope expanding mid-project. School year started with a fully functional UAT.

Zero safety incidents
